Safety first

Non-negotiable. Check your town and HOA rules too.

Working smoke detectors in every bedroom and hallway
Carbon monoxide detectors (required if you have gas appliances or an attached garage; check local code)
Fire extinguisher in the kitchen, easy to find
First aid kit
Posted emergency info: address, nearest hospital, exit routes
