What Partnership With Us Looks Like

Read through these, then reach out.

Getting Started
Most property managers on the Crystal Coast compete on price — low commissions, high volume, minimal service. We don't. We intentionally keep our portfolio small so every home gets real attention: proactive communication, consistent quality control, design-informed prep, and a team that actually knows your property. We also run our own linen service, handle our own inspections, and treat every home as if the owner is watching — because we assume you are. The practical result: stronger reviews, better guest retention, and properties that stay in better condition over time.
Genuinely selective. We don't take every home that comes through the door, and that's by design. We look for owners who care about quality, are willing to invest in the guest experience, and want a real partnership. A home that isn't set up well creates bad reviews, and bad reviews hurt everyone. We'd rather say no upfront than say yes and deliver mediocre results.
Start by filling out our application or reaching out directly. We'll schedule a conversation to learn about your property, your goals, and what's already in place. From there we'll do a property assessment, discuss what needs to happen before the first guest, and walk you through our management agreement. We move at a pace that works for you.

"We intentionally stock our homes beyond the basics because guest experience directly impacts reviews and repeat bookings — and that directly impacts your return."

Revenue & Pricing
We use dynamic pricing technology combined with local market knowledge and event tracking. Rates adjust based on seasonal demand, competing inventory, booking lead time, and local events across the Crystal Coast — from the Emerald Isle summer peak to the Morehead City seafood festival and Big Rock Blue Marlin Tournament. We don't rely on static seasonal rates that leave money on the table.
We discuss commission rates directly with each homeowner because the right structure depends on your property, its condition, what services are included, and your revenue goals. We're transparent about what you'll net and what drives that number. Reach out and we'll walk through it honestly.
Platform fees are separate from our management commission and are factored into how we structure your pricing. We also actively promote direct booking through our own channels, which reduces platform dependency and fees over time.
Owner payments are processed monthly. You'll receive a detailed statement showing all reservations, revenue, and any expenses incurred during the period. Full transparency — you always know exactly where your money is coming from and what's being deducted.
Yes. We provide a property income estimate as part of our initial conversation, based on comparable properties in your area, current market data, and your home's specific features. We'd rather give you a realistic number than an inflated one designed to win your business.
Operations
We work with a vetted cleaning team and maintain detailed quality control standards for every turnover. Every cleaning is held to our written quality standards, and homes are inspected regularly. Cleanliness is the single most-reviewed item on every booking platform, and we treat it accordingly.
Yes. We operate our own in-house linen and laundry coordination rather than outsourcing it. Every turnover includes fresh linens, properly made beds, and fresh towels. It's one of the details that separates a 4-star stay from a 5-star one.
We have a reliable local network of handymen, HVAC techs, plumbers, and other vendors. Small issues are handled quickly within agreed thresholds. Larger repairs are communicated to you before work begins. We conduct regular inspections and catch issues early — before they become expensive problems or guest complaints.
Storm prep is part of our standard operations on the Crystal Coast. When a storm threatens we coordinate securing outdoor furniture, documenting property condition, communicating with in-house guests, and conducting post-storm inspections as soon as it's safe. We're local — we take coastal weather seriously and have protocols in place before storms develop.
Your property is professionally photographed and distributed across Airbnb, VRBO, Google Vacation Rentals, and our direct booking site at 34northvacations.com. We optimize listings for search visibility, use SEO-informed descriptions, and promote through our email list and social channels.
Design & Setup
Yes — and it's one of the things that sets us apart. We provide interior design guidance and full property setup services specifically tailored to short-term rentals, available exclusively to 34 North Vacations managed properties.

We hold trade accounts with suppliers not available to the general public, and we also source vintage, estate, and off-market pieces that give homes a genuinely distinctive character — the kind that photographs well and guests write about in reviews.

Pricing is transparent and proposal-based. You pay our project fee for time and coordination, plus sourced items at our price including a sourcing markup that reflects our trade access and expertise. For vintage and estate sourcing — where specific pieces and prices can't always be known in advance — we work within an agreed budget ceiling and present each significant find to you for approval before purchasing. A full written proposal is provided and signed off before any work begins.

A well-designed home photographs better, books faster, earns stronger reviews, and brings guests back. That connection between design and performance is what drives every decision we make. Learn more about our design services →
Yes. Starting from scratch gives us the opportunity to set your property up correctly from day one. We can guide you through furnishing, supply stocking, and aesthetic choices that perform well in the short-term rental market. Many owners who start with a blank slate end up with properties that outperform comparable homes that were retrofitted later.
Owner Experience
Absolutely. Owner stays are part of the equation. We just ask that you block your dates in advance through our system so we can plan around them. It's your property — we're here to manage it, not restrict your access to it.
Regular, proactive communication is one of the things we hear most from owners who've worked with larger companies. You'll hear from us when something needs your attention, when maintenance is scheduled, after significant guest interactions, and in periodic performance updates. If you ever need to reach us, we're responsive — not a call center ticket.
We work best with owners who understand that quality matters, are willing to invest in the guest experience, and want a genuine partnership over a transactional relationship. We're not the right fit for every owner — and that's fine. If you're primarily focused on the lowest possible commission, there are other managers better suited for that. If you want a boutique team that treats your property like it matters — we'd love to talk.
Yes, and we genuinely enjoy it. We have access to on and off-market opportunities through our local network across Emerald Isle, Atlantic Beach, Pine Knoll Shores, Beaufort, and Morehead City. We can provide property analysis, financing guidance, and consulting on what makes a strong Crystal Coast vacation rental investment.
